ESOS for property companies, across the whole portfolio.
For a landlord or property manager, ESOS is about the energy you control across a portfolio of buildings, and it overlaps directly with EPC, MEES and your net-zero commitments. We audit the portfolio, untangle landlord from tenant energy, and give you a plan that serves all of it at once.

Audited by engineers who know your industry.
An ESOS audit has to be carried out and signed off by people competent to do it, and that is a legal requirement, not a nicety. For property & real estate, that means a registered Lead Assessor and auditors who genuinely understand how your sector uses energy, rather than a generalist ticking boxes. Get the wrong team and the audit is neither compliant nor useful, which is why we run it as an engineering exercise built around your operation.
The portfolio audit comes with full ESOS Lead Assessor sign-off from our registered team.
Your energy use explained across your full portfolio
A property company’s ESOS energy sits largely in the building services it operates, common areas, plant and shared systems, which is also exactly where EPC ratings and MEES compliance are won or lost.
Heating & cooling plant
Central boilers, chillers and HVAC serving whole buildings or common parts.
Common-area services
Lighting, lifts, ventilation and pumps in the parts you control directly.
Landlord vs tenant split
The demarcation that decides what counts as your energy, and the source of most scoping questions.
Portfolio spread
Offices, retail and industrial assets of very different ages and efficiencies, best tackled together.
Where we typically find savings across a portfolio.
Measures ranked by payback and mapped to lease events and MEES deadlines, so ESOS work also protects the value and lettability of the assets.
BMS & plant optimisation
Tuning controls, schedules and setpoints on central plant across the portfolio.
Common-area LED
LED and controls in landlord-controlled areas, quick to deliver and easy to standardise.
Metering & tenant engagement
Better sub-metering and data to drive down both landlord and tenant consumption.
EPC & MEES alignment
Targeting the measures that also lift EPC ratings and keep assets lettable as MEES tightens.
Plant replacement planning
Sequencing plant upgrades to lease events and end-of-life, not crisis failures.
Net-zero baseline
A portfolio energy baseline that feeds straight into SECR and net-zero reporting.
Four steps. We do the heavy lifting.
From the first scoping call to the notification receipt, you have one point of contact and a price agreed up front against a scope we map with you.
Scope & quote
A short call and a desktop review to confirm you qualify and map every site, so we scope the work properly and agree a clear price against it.
Data & audit
We gather energy data and carry out the audits, buildings, processes and transport, with minimal disruption to your operation.
Report & sign-off
Your Lead Assessor compiles the report, ranks the savings, and provides the compliant sign-off for your director.
Notify & save
We submit your notification to the Environment Agency and leave you with a clear plan to act on the savings.
Compliance closed, and a return on the work.
ESOS isn't just a box to tick. Done properly, the audit pays for itself in the savings it uncovers.
Full ESOS audit report
A complete, compliant report covering 95%+ of your energy use, ready for the Environment Agency.
Ranked savings register
Every opportunity costed and ranked by payback, so you act on the ones that matter first.
Lead Assessor sign-off
Formal sign-off from a registered Lead Assessor and a director-ready compliance pack.
Environment Agency notification
We handle the notification submission end to end, and confirm your compliance is on record.
Net-zero head start
A baseline and data set that feed straight into your SECR and net-zero reporting.
A price agreed up front
Once your organisation is scoped, a clear price for the defined work. No open-ended day rates.
Property & Real Estate ESOS, in plain English.
How does ESOS relate to our EPC, MEES and net-zero obligations?
They are separate duties but they pull in the same direction. ESOS audits your energy and ranks savings; EPC and MEES set minimum ratings you must meet to let space; net-zero reporting needs a credible baseline. We run the ESOS audit so its findings also serve your EPC, MEES and net-zero work, rather than duplicating effort. Our sister service commercialepc.net handles the certificates and improvement roadmaps.
Where is the line between our energy and our tenants’ energy?
Broadly, energy you buy and control, common areas, central plant and landlord-supplied services, is yours for ESOS; energy tenants procure directly is theirs. Real portfolios are rarely that tidy, so pinning down the demarcation building by building is a core part of scoping.
Our portfolio changes as we buy and sell, how is that handled?
ESOS is assessed against your organisation on the qualification date, so we work to that snapshot and note material acquisitions or disposals. Building the audit on portfolio-wide data also makes it easy to keep current as assets move in and out.
How do I know if ESOS applies to us?
ESOS applies to large UK undertakings and their corporate groups: broadly, 250 or more employees, or turnover over £44m and a balance sheet over £38m. If any company in a group qualifies, the whole group is in. The eligibility check on our homepage is the quickest way to find out.
What does it cost?
It depends on your scope: your sites, and how your energy splits across buildings, transport and process. That is what the free scoping call establishes, and we then agree a clear price for the defined work up front, with no open-ended day rates.
Engineers who understand your energy, not just the paperwork.
ESOS.works is the dedicated ESOS consultancy of Engineered Efficiency. We are professionally registered engineers and registered ESOS Lead Assessors, specialists in buildings, transport and industrial process, so your audit is treated as an engineering exercise, not a form to fill in.
Registered engineers, not just assessors
Led and signed off by a professionally registered engineer who is also a registered ESOS Lead Assessor.
Buildings, transport and process
Specialists across all three areas ESOS has to cover, so nothing in your energy use is missed.
Proven at scale
Thousands of energy audits carried out, and hundreds of ESOS participants signed off in earlier phases.
